OGDEN – Progress takes time, but the proposed redevelopment of the area around Union Station and the Utah Transit Authority The FrontRunner station in Ogden is progressing gradually.

UTA officials expect the agency to seek formal proposals from developers to renovate the area in the fourth quarter of the year, between October and December. After that, the details of the area would be worked out, dubbed Ogden Station by UTA officials, although the planning process could take anywhere from 12 to 18 months, with actual construction spanning 10 years.

“Great interest has been expressed by the development community, both locally and nationally,” said Jordan Swain, UTA’s transit-focused development project manager, in a message to Standard -Examine. The area in question is on the west side of Wall Avenue between 22nd and 27th Streets, approximately encompassing Union Station and the FrontRunner stop.

The redevelopment of the area north and south of Union Station in Ogden is being considered in Make Ogden, the master plan drawn up by the city which maps out the future long-term development around the city center. Tom Christopulos, Ogden’s communicipality and director of economic development, said plans in the Ogden station area are among the key components of the plan.

“This is the most important part of the Make Ogden plan,” said Christopulos. Another key component is the development of the so-called Wonder Block along 26th Street between Lincoln Avenue and Grant Avenue, where a Wonder Bread factory was once set up before it was demolished in 2018 to make way for mixed-use development.

Christopulos plans a phased development of up to 10 years. “So not everything will happen at the same time,” he said.

In addition to the 16.9 acres of UTA land, including the parking lot east of the FrontRunner platform and the land north of it, an additional 6.9 acres are to be included in the station development area. Ogden, according to Swain, part of which is owned by the city. and the Union Station Foundation. The city-owned land that is included is on the west side of Wall Avenue between 27th and Binford streets, according to Christopulos.

Union Pacific Railroad owns Union Station, but the city leases the property, and Christopulos says this facility would eventually be renovated or redeveloped as part of development plans.

When complete, Swain plans a mix of residential, office and retail space in the area of ​​interest as well as open public spaces. There would be a housing office and an “innovation center” incubation space and a transit plaza, mainly a residential area with a few shops, he said.

“All the uses described in the station district plan are preliminary and aim to help establish a general vision. Permitted land uses will be defined after a development partner has been identified / selected under a development framework agreement, ”said Swain.
